A: A pre-finished lot in Deer Creek means the raw land has been fully entitled and is ready for building. OSP will complete all the horizontal development improvements, including underground utilities (water, sewer, gas, electric, communication lines), paved streets, curbs, and sidewalks, before the final lot sale closes.

A: Yes, OSP must reach a minimum threshold of 13 to 14 pre-finished lot sales to proceed with funding the construction of the subdivision’s infrastructure. (The final number of Lots to be pre-sold will be established by OSP)
A: OSP owns all lots free and clear with no liens, loans, or encumbrances. Buyers are in first position on their lot purchase.

A: Escrow closes only after all horizontal improvements are completed, approved by the City, and the final plat map is recorded with the County, and each lot assigned has been assigned it’s own legal description and APN (assessors parcel number).
A: If any significant delay occurs before meeting the sales threshold or completing improvements, your purchase funds will remain safely in escrow, or be refunded if project milestones are not achieved within an mutually agreed timeframe for the completion for those improvements and the City of Grand Junction has signed off and approved the subdivision improvements. A: The estimated timeframe for completing all horizontal improvements within Deer Creek Subdivision, including grading, excavation, installation of underground utilities and irrigation, and construction of streets, curbs, and sidewalks, The General Contractor has projected completion to be between three to five months. This timeline is subject to typical construction variables, most notably weather conditions.
Once all horizontal improvements are fully completed and have received final inspection and sign-off from the City of Grand Junction’s relevant departments, the process for closing escrow on the individual builder lots will commence. The Title Company will then proceed with preparing the necessary closing documents to finalize the transfer of ownership. This ensures that builders are acquiring fully developed and city-approved lots, ready for pulling building permits for vertical construction of Homes.
A: Yes, builders and buyers are welcome to purchase multiple lots, subject to availability and pre-approval by OSP.
A: At this time, all lot purchases through the builder pre-sale program are cash purchases held in escrow. Buyers may arrange their own financing separately if needed.
A: Lots may be opened for sale to the general public after the exclusive builder pre-sale phase is completed and construction milestones have been completed per the FAQ’s here.
A: Yes, to maintain the quality and character of Deer Creek, a basic architectural guidelines and CC&Rs will be in place. Also a HOA (Home Owners Association) legal document has been executed for Deer Creek as well. Details will be available during the lot purchase process.
A: Yes, after purchasing your lot, and after all the development improvements are completed, you are free to choose your own builder. However, OSP has trusted relationships and affiliate programs with select local builders that we highly recommend and we can introduce to you them.

A: Deer Creek offers easy access to St. Mary’s Regional Hospital, Mesa College, Grand Junction Airport, restaurants, shopping malls, and downtown main street in Grand Junction. Interstate I-70 is also conveniently nearby.

A: Initially, OSP is offering a limited number of these lots exclusively and directly to local home builders. Following this initial phase offering, OSP may open some remaining lots to be made available to individual buyers looking to build their custom homes.
A: Builders can contact OSP directly via phone or email to discuss available lots and express their interest. Builders may also go online to OSP’s website and reserve their Lot purchase using the Interactive Site Map that allows for registering and placing a deposit request on a specific Lot. Individual buyers will be able to inquire once the initial builder phase is complete.
A: Once you identify a lot you wish to purchase, a reservation agreement will be provided. A deposit will be required to hold the lot for a specified period, typically 7 days, allowing you time for further due diligence.
A: Yes, the initial deposit is refundable within the 7-day reservation period if you decide not to proceed with the purchase.
A: The final purchase and closing of the lot will take place after all horizontal development improvements have been completed by the General Contractor, sub-Contractors and the subdivision has been approved by the City of Grand Junction, and the final Plat Map has been recorded with the City and County and APN# have been assigned
by the County assessors office. Then the Lot sale will close Escrow after all of those those activities have occurred.
A: For the exclusive builder Lot pre-sale, a 5% deposit secures your lot, payable through www.oconnorstreet.com or submission of the Purchase Agreement to our Title Co.; Title Company of the Rockies office in Grand Junction. The balance of funds is then due within five days after OSP confirms with Builder that the minimum pre-sale lot quantity (13-14 lots, to be finalized) has been met.
A: OSP Deposit Policy – Once OSP meets the minimum lot sale threshold, builders/buyers will be notified that the remaining balance is due. Failure to deposit the full balance purchase price with the Title Company within five (5) days of notification by OSP will result in forfeiture of Builders/Buyers initial 5% deposit after a five-day grace period.
A: Funds from the initial builder lot sales will be held in escrow and will only be released to OSP once a minimum number of lots have been pre-sold to builders. These funds will then be used to finance all of the the horizontal development improvements for Deer Creek along with all City planning, agency fees, and building fees for the Deer Creek Subdivision.
A: In the event that OSP does not meet the minimum required number of pre-finished lot sales within a mutually agreed timeframe between Buyer and OSP to fund all of the improvements, all deposits and purchase proceeds held in escrow will be fully refunded to the participating Builders or Buyers.
A: Yes, upon final closing of Escrow, you will receive a Grant Deed, transferring clear and marketable title to your purchased lot, free and clear of any encumbrances. There is no existing debt or loans on the Deer Creek Lots, Buyers of the Lots will be in a first position on the land during construction of the development improvements.
A: Construction can commence once you have officially closed Escrow on the purchase of your Lot and you have obtained the necessary building permits from the City of Grand Junction’s Building Dept.

A: This exclusive Developer-to-Builder offering of pre-finished single-family lots is being made directly by OConnor Street Properties (OSP) to a select group of builders. As such, current lot pricing does not include real estate broker or agent commissions. If a builder prefers to work through a broker or agent, OSP is happy to accommodate; however, the final purchase price will be adjusted to account for the applicable commission. In the future, OSP may open additional lots for sale to individual homebuyers and, at that time, plans to collaborate with local real estate professionals and offer sales commissions to the procuring agents involved in future Lot sales.
A: To comply with Colorado contract law statute, C.R.S. § 38-22-127 “Contractor Trust Fund” For full transparency, OSP will clearly document in the purchase agreement that the Buyers purchase funds will be specifically used for Deer Creek’s development and infrastructure and improvements. Including all of the construction activities, such as grading, all underground utilities, sidewalks, roads, through Finished Lots and final subdivision approval by the City and County of Grand Junction.
